Florida Usually Requires Probate — Plan for It

Unlike Texas, Florida has no affidavit-of-heirship shortcut for transferring title. Most inherited real estate passes through formal or summary administration. Summary administration — faster and cheaper — is available for smaller estates or when the death was more than two years ago.
