Why a developer-buyer can pay more
Most "we buy land" companies are wholesalers: they price your parcel at a deep discount to raw-land comps and flip the contract. We're the end buyer. Because we do our own entitlement, subdivision, and construction, value that's invisible to a wholesaler is real to us:
- Entitlement upside. A parcel that can be rezoned or entitled for more units is worth more than its current use — we underwrite that upside instead of ignoring it.
- Subdivision math. Ten acres that splits into twenty lots is priced as twenty lots, less the real cost of roads, utilities, and approvals — not as "ten acres of dirt."
- In-fill vision. Small urban lots and tear-downs that conventional buyers skip are exactly what we build on.
- Feasibility knowledge. Utilities, drainage, easements, zoning — we evaluate these in-house, fast, at no cost to you.

- Close on your timeline. Licensed title company, mobile notary comes to you, cash by wire or cashier's check. No commissions, no fees — the offer is what you receive.
Land with complications? Still yes.
