Own Land Outright? Sell It for What It's Really Worth.

We're not a wholesaler — we're the developer. Mavro Properties entitles, subdivides, and builds, which means your land is evaluated at its development potential and you see exactly how the offer was calculated.

The short version: if you own your land outright — no heirs, no title drama — we're still your buyer, and often your best one. Mavro Properties is a land development company: we entitle, subdivide, and build. That means we can evaluate your land at its development potential, not just raw-land comps — and show you exactly how we got to our number.

Why a developer-buyer can pay more

Most "we buy land" companies are wholesalers: they price your parcel at a deep discount to raw-land comps and flip the contract. We're the end buyer. Because we do our own entitlement, subdivision, and construction, value that's invisible to a wholesaler is real to us:

What we buy

Vacant land and "tear-down" properties, residential and commercial, from 6,000 sq ft in-fill lots to 50+ acre agricultural tracts — in Texas, Arizona, Florida, Georgia, and Arkansas. Raw or improved, entitled or not, landlocked or on a highway. Always as-is: no cleanup, no survey required from you, no repairs.

How the sale works — three steps

  1. Tell us about the parcel. County and parcel number (or just the address) is enough to start. Two minutes by phone or the form.
  2. We run feasibility and make a written offer. Zoning, utilities, access, comps, and development math — and we walk you through how we calculated the number. No pressure, no obligation.
  3. Close on your timeline. Licensed title company, mobile notary comes to you, cash by wire or cashier's check. No commissions, no fees — the offer is what you receive.

Not sure whether to sell or develop it yourself? Ask us anyway. Sometimes the right answer is a survey and a lot split you keep; sometimes it's a joint approach; sometimes it's a clean sale. We'll give you our honest read on your parcel's highest and best use — free, either way.

Land with complications? Still yes.

Back taxes, old liens, boundary questions, or co-owners — we handle curative title work at our cost, the same way we do for inherited property. And if your land is inherited, our heirship team and our state guides cover that path in depth.

Frequently Asked Questions

Do you only buy inherited or distressed land?

No — most of our land acquisitions are from owners with clean title who simply want a fair, fast, fee-free sale. Inherited property is a specialty, not a requirement.

How do you decide what my land is worth?

We run a feasibility analysis — zoning, entitlement potential, subdivision yield, utilities, access, and comparable sales — and price the parcel on its development potential. We show you the math with the offer.

Do I need a survey, soil report, or cleanup before selling?

No. We buy as-is and order any studies we need at our own cost.

What sizes and types of land do you buy?

From 6,000 sq ft in-fill city lots and tear-downs to 50+ acre agricultural and timber tracts, residential and commercial, across Texas, Arizona, Florida, Georgia, and Arkansas.

Are there any fees or commissions?

None. No agent commissions, no closing fees, no surprises — the offer you accept is what you're paid at closing through a licensed title company.
